Granny Flats Brisbane

Architecturally designed granny flats, built on your Brisbane block.

Brisbane blocks are hard. They're hilly, half of them are flood-affected, and the good ones are down the back of a narrow driveway with a house already on the front.

That's why we build on site — not in a factory.

No crane. No road closure. No damage to your yard.

Most granny flat companies build the home in a factory and truck it to you. On a Brisbane block that means a crane, a traffic permit, and hoping it clears your neighbour's roof — or it means they walk away from the job entirely.

We build your home on your site, from the ground up. Access down the side of the house is enough. No crane, no lifting a finished home over a fence, no telling you your block is too tight.

Ten to twelve weeks from start to finish.

Stumps and subfloor - the right way to build in Brisbane

Almost every Brisbane granny flat we build goes up on stumps with a subfloor. Two reasons: flood levels, and the hills.

On a flood-affected block, height isn't optional — your habitable floor has to sit above the defined flood level. And on Brisbane's sloping blocks, a subfloor works with the fall of the land instead of fighting it with excavation and retaining.

There's a third benefit nobody mentions: a home on stumps can be relocated later. It's not welded to the ground.

What your Brisbane block will throw at us

  • Flood overlay — most of the Brisbane River corridor. Sets your minimum floor height.

  • Slope — the hills are why Brisbane is beautiful and why the builds are harder.

  • Access — narrow side setbacks, established trees, existing driveway. Within reason, we work around all of it.

  • Services — connecting to existing sewer and water on an established property.

Why Brisbane owners build one

A well-designed granny flat on a good Brisbane block does two things at once: it adds a second income, and it adds serious value to a property in an area where land is already expensive. In the affluent suburbs, the uplift is the whole reason people call us.
